Deck staining is priced by the deck, with the wash, the stain and any board repairs as separate lines. The square footage and the railing count are on the estimate so you can see how the number was built. No finished deck job is on the public price list yet, so the estimate carries the number.

What moves the price
- Railings are half the work. Spindles are hand brushed one at a time, so a deck with a long railing run costs more than a bigger deck with none.
- Old stain has to come off. A solid stain that is peeling gets stripped before anything new goes on, and stripping is slow.
- Product choice matters. Semitransparent oil stains soak in and look like wood. Solid stains cover gray wood and last longer. Both are on the estimate with the gallon count.
- Repairs are their own line. Rotted stair treads, loose posts and popped screws are fixed first and priced as carpentry.

Cost questions
- How soon after washing can you stain?
- Two dry days, sometimes three in humid weeks. The wood has to read dry on a meter or the stain will not soak in.
- How long does a stain last?
- Semitransparent oil stain on a sunny deck, two years. Solid stain, three to five. A shaded deck lasts longer than one in full sun.
- Can you stain a brand new deck?
- Pressure treated lumber needs a few months to dry out first. We check it with a moisture meter and tell you when it is ready.
