Drywall and paint in Washington, DC

DC is rowhouses and condos, and we have done more drywall and paint there this year than anywhere else. A drywall patch with the hallway wall repainted, a common hallway painted by a two person crew, a ceiling opened and patched after a leak the same day. The towns and prices are on the cost pages.

Tell us what needs fixing. We text back within the hour, 8 to 6.

Rowhouse plaster and condo ceilings

Capitol Hill and Petworth rowhouses have plaster over brick party walls and ceilings that have taken a century of upstairs leaks. Navy Yard and Shaw condos are drywall, with the leak usually coming from the unit above, and the building manager in the middle of it.

In a DC condo the ceiling leak is almost always the unit upstairs, and the building will not let anyone close the ceiling until the plumber signs off. We open the ceiling, photograph the cavity for the adjuster, and come back to close it once the manager says the leak is fixed.

Questions from DC owners and managers

Do you work with condo building managers?
Yes, and most of our DC work comes through them. We carry the certificate of insurance, book the freight elevator, and send the invoice split by unit when the leak crosses two owners.
Can you paint a common hallway in a day?
Usually. A two person crew painted a common hallway for $250 in labor this September with the paint on its own line. Stairwells with high ceilings take two days.
Where do you park?
That is our problem, not yours. The crew finds a spot or a loading zone, and the estimate never has a parking line on it.
